Original Flat roof design of this 3 Ply flat roof was always problem since owner could remember...every winter.
When Leska came and inspected the roof I have noticed 2 major design flaws. A) There was not cricket behind the 32" chimney. B) Bad negative slope, sagging and damming plus materials selection is important also.
The customer have had so many roofers repairing and patching the roof that she knew pricing of top of her head! But nobody pointed out that 5" of tar is not solution behind the chimney.... or that most likely rotten plywood and substrate without fixing the substrate alone will never solve the problem. Basic stuff...
This is very small area and 3 material options were submitted with references. Customer chosen the best option= copper pre tinned copper flat seam. As predicted New framing, rafters, insulation and substrate was required. Roxull insulation was used. slightly greater slope was added. New cricket with all new copper flashing was installed. Copper pre tinned panels were installed on soldered on the flat roof.
This roof is mainly super durable but also beautiful at the same time.
